There’s no denying the success of Purpose-built Student Hall Accomodation in the UK. Demand for quality student living is still constantly outstripping supply, even as the number of new builds grows and competition between them is getting tougher.
In this new era of student choice, it’s more important than ever to have the facilities that students actually want to use and frankly “beat up” the competition with them.
These days we are seeing “student magnates” for helping the students – and crucially their parents – choose their digs. And that more often than not means comfort.
If the student apartment or block you own offers features like …
self-contained apartments (no sharing kitchens, thanks!);
services – local newsagents and hostelries;
bragging rights – gyms, cinema rooms and even private roof gardens
… then you’re onto a winner. That property when rented out by an experienced student facilities manager, is going to enjoy the highest possible rental income and occupancy (and therefore property value), for many years to come.

As part of our service to clients both present and future, we like to keep a close eye on our property developers. Dolphin Trust has a remarkable track record but that’s no excuse for complacency on our part.
On our most recent Inspection Trip to Berlin to visit Dolphin Trust development projects, one of the most striking to date has to be the restoration of this former East German sorting office, the CARRÉE ALTE POSTE.
Dolphin are transforming this fascinating former East German building preserving its impressive interior architectural features, whilst complementing with additional new build to the rear into spacious luxury city apartments on track to complete later this year.
Built between 1925 and 1929 “Post Office Lichtenberg I” on Dottistrasse is a striking and impressive four-storey building in Berlin. With a deep history spanning over seven decades, the post office was a hub of communication throughout some of the city’s most troublesome years.
Dolphin Trust are currently working on constructing 48 luxurious apartments within the walls of the historic building and also have plans to construct four residential buildings with 90 stylish apartments, an additional courtyard and a large common green area. This photo was taken during our visit in March this year and shows construction work underway.
HighGround and Dolphin Trust offer qualifying investors fixed double-digit annual interest paid six-monthly over an agreed number of years, after which capital is returned to the investor.
Our Westminster Seminar ‘War Room’ Survival Strategies for Property Investors on the “hot topic” of how changes to UK property tax may seriously affect the future of most landlord investors, really hit the spot…
Some property investors know of the potential massive hit to profitability coming their way starting as soon as April 2017 and a few of these have already taken steps to minimise the impact.
At the same time, though, the majority of property investors in the UK are not even be aware that unchecked, these sweeping changes could potentially wipe out their buy-to-let business.
Being informed is half the battle won. That’s why I and two other property and tax experts recently brought together property investors to Westminster from all around London and beyond to “tell it like it is” – and to offer some intelligent, practical solutions.
The response from the audience showed that we’d really hit the spot. So for all those that couldn’t be there on the night or missed out on tickets… I’d like to share our ideas with you …
